Moisture level content of supporting ground can be responsible for subsidence, but it is also possible that the ground was unsuitable for the building in the first place, e.g. areas previously used for mining or clay based soils. Other causes for the change in ground moisture content can include water leaks from mains services, drains, depletion of natural groundwater, vegetation or trees having been planted too closed to buildings etc. Willow trees in particular, as well as ash, oak and poplar, are known to have a large water uptake, affecting surrounding ground water levels. They can also cause particular problems with roots in underground drainage systems.

Conversely, removing a large mature tree can cause ‘land heave’ as the soil no longer has something to absorb the excess moisture. You should speak to an expert before removing any existing large trees on your property to get advice about the best way to proceed.
